When a tidal river burst its banks back in January 2018, this farmhouse and cottage was not only flooded with 2ft of water, but parts of the external and boundary walls were completely destroyed, washed away by the power of the water.

As this property was part of a small holding, the residents stayed at the property throughout the renovations, living upstairs and so our team had to work with and around the family.

Some of the timber floors had collapsed completely and were put back as concrete floors to current regulations.  An old cob wall (made from soil, clay and straw) was found inside the property between the office and sitting room, which had partially collapsed and was full of holes.  This wall needed to be removed and replaced; new footings were dug to underpin the new block work wall.

New heating was installed, which included boilers, multi-fuel burners, downstairs radiators and pipework.  The electrics were upgraded and damaged wiring replaced where required.  All the downstairs walls were re-plastered and new internal doors were hung.  The wall around the cottage staircase was removed, the stairs repaired and re-painted.

Solid oak flooring was installed in the cottage kitchen and new vinyl flooring was laid to the farmhouse utility, front & rear lobbies and kitchen.  Carpets were laid separately.

Both the cottage and farmhouse had a new kitchen with appliances and the cottage also required a new bathroom.  The cottage French doors were also replaced and both properties were fully re-decorated throughout downstairs.

Externally the outbuilding front elevation was completely destroyed and had to be re-built.  The Byre door was replaced (due to its age the area had to be squared off before the door could be installed).  The large boundary retaining wall was also completely rebuilt.
